Most people call us because something changed — a stain on the ceiling, shingles in the yard after a storm, or a neighbour getting a new roof and wondering if they need one too. Any of those is a good enough reason.
What we actually look at
A real inspection is not a walk around the yard with binoculars. We get on the roof where it is safe to, and we check the things that actually fail.
- The field of the roof — granule loss, hail bruising, creased or lifted tabs, and whether the shingles have gone brittle from heat.
- The details — step flashing where the roof meets a wall, valley metal, pipe boots, chimney counter-flashing. Roofs in Ottawa County almost always fail at a detail before they fail in the field.
- The soft metals — gutters, downspouts, vent caps, and any aluminium trim. These bruise before shingles show anything, so they are often the first honest evidence that hail actually hit.
- Ventilation— whether the attic has balanced intake and exhaust. With 57 days a year above 90°F here, a roof with no airflow cooks from underneath.
- The attic, when we can get in — daylight through the deck, moisture staining on the rafters, and insulation that has been wet.
What you get afterwards
Photographs of what we found and a plain-language explanation of what they show. If you want a written estimate for the work, we will put one together. If the roof has years left in it, we will tell you that too — we would rather have you call us in four years than sell you a roof you did not need.

Nothing. The inspection is free and so is the quote. There is no obligation attached to either, and we are not going to sit at your kitchen table until you sign something.
