Where Metal Genuinely Wins in Northeast Oklahoma

Metal is the right call more often than people think, and for reasons that have nothing to do with looks. The clearest one is slope. Asphalt shingles need pitch to work — below roughly a 2-in-12 slope they are the wrong product no matter how carefully they go on, because they shed water rather than seal against it. Exposed-fastener panel — the corrugated or ribbed ag panel you see on every shop and equipment shed around here — is screwed straight through the face of the metal. Under each screw head is a small rubber washer, and that washer is the only thing between the weather and the hole. A modest shop roof has hundreds of those. A big one has thousands. It is inexpensive, it goes on fast, and on the right building it is completely appropriate.

Standing seam is a different animal. The panels lock together at a raised seam that sits above the water plane, and the fasteners are hidden clips underneath — nothing penetrates the surface water runs across. No gaskets in the sun. No screw heads to maintain. The price gap between the two is real and it is not small, which is exactly why exposed-fastener panel gets sold into houses where standing seam was the honest recommendation.

The Fastener Problem: Why Exposed-Fastener Roofs Need Maintenance

This is the part nobody puts in the sales pitch. That little rubber washer under every screw head lives outside, in full sun, and cycles through 57 days above 90 and 89 nights below freezing every single year. Rubber does not survive that indefinitely. It hardens, it loses its squeeze, it cracks, and it stops sealing. It is not a defect. It is the design. An exposed-fastener roof has a fastener lifecycle built into it from the day it goes on.

Installation makes it better or worse. Drive a screw too hard and the washer squeezes out past the metal cap — it's already dying on day one. Drive it too soft and it never compressed enough to seal at all. Then thermal movement goes to work on the hole itself, slowly wallowing it out. Eventually you get a "spinner": a screw that turns forever and never bites, because the hole is bigger than the thread.

What we actually look at on an exposed-fastener inspection

  • Rust rings or streaking below screw heads — water is sitting where it shouldn't.
  • Screws standing proud of the panel, or heads cocked at an angle.
  • Washers that are visibly squeezed out, split, or gone chalky and grey.
  • Spinners — screws that turn without tightening, meaning the hole is done.
  • Panel end laps and the ridge, where the most fasteners and the most movement meet.
  • Then a count: how many need replacing, and whether an upsized screw with a fresh gasket will still hold.

Hail and Metal: Denting, Function, and the Cosmetic Question

Metal keeps working after hail. A storm that would have knocked the granules off a shingle roof and started the clock on its failure will usually leave a metal roof doing its one job — shedding water — exactly as before. That is the true part.

Here's the other half. Those dents are permanent. There is no repair for a dimpled panel short of replacing the panel. And they show. On a low-slope plane in raking morning or evening light, a hail-dimpled roof reads like a golf ball. Thin ag panel screwed to purlins over open air dents more readily than panel installed over solid decking, because the deck backs the metal up and gives it somewhere to stop. If a permanently dimpled roof would bother you every time you pulled into the driveway, metal is not the hail answer you want — even though it is functionally the tougher one. That's a legitimate reason to buy shingles instead, and we'd rather say it before the storm than after.

Thermal Movement: What Oklahoma's Temperature Swing Does to a Metal Roof

Miami's record high is 116 degrees and its record low is 28 below. In an ordinary year we run 89 nights under freezing and a normal August afternoon at 91.5. Panel surface temperature swings even harder than the air does. Steel responds by getting longer when it's hot and shorter when it's cold, and a long panel is measurably a different length on an August afternoon than it is on a January night.

Something has to absorb that. On a standing seam roof, the clips do — the panel floats, sliding a little against the concealed clips while the seam stays locked. That is the whole reason for the clip. On an exposed-fastener roof, nothing absorbs it, because you screwed the panel down solid: the movement goes into the screw holes, working them slightly larger every year. This is why the fastener problem and the thermal problem are the same problem.

The failure mode to watch for on longer runs is a panel pinned rigidly at both ends by an installer who didn't think about it. Something will give, and it will be the metal or the fastener. You may also see oil canning — gentle waviness in the flat parts of a panel, most visible in low light. It's a characteristic of flat sheet metal, not a defect and not a leak. Striations or a center bead in the pan reduce it. Nobody eliminates it, and any contractor who promises a dead-flat pan is guessing.

Noise, Lightning and Other Metal Roof Myths

The noise myth is a barn memory. In a shop, panel is screwed to purlins with open air behind it and a bare steel ceiling above your head — of course it's loud. A residential metal roof has decking, underlayment, an attic, insulation and a ceiling stacked between you and the rain. Most people can't tell it from shingles.

Lightning does not care what your roof is made of. Strikes are decided by height and location, not material. If anything metal is the calmer outcome, because it's non-combustible and carries a strike to ground more predictably than a shingle roof that's on fire.

On rust: coated steel doesn't rust off the field of the panel. It starts at the edges and the wounds — the bare cut edge at the bottom of a panel sitting in wet leaf litter, a scratch from a dragged ladder, a screw head that's lost its coating. That's a maintenance point, not a reason to avoid metal. Keep the eave clear and the panel's cut edges out of standing debris.

Metal Over Shingles: When It Works and When It's a Shortcut

It gets done, and it deserves the same skepticism as any overlay. Laying metal over shingles hides the decking, so nobody — including you — knows what condition the wood is in. It can trap moisture between two roofs unless the assembly is deliberately built to breathe. And it leaves every problem the old roof had sitting underneath an expensive new one.

There is a legitimate version: furring strips or purlins over the old roof creating a real ventilated air gap, with proper underlayment and a plan for how water and vapor get out. There is also the lazy version — panel screwed straight down onto old shingles — and it's common.

Two things worth knowing before anyone quotes you an overlay. Oklahoma amended the residential code's re-covering section, R908.3.1.1, to require tear-off rather than shingle-over in defined conditions — this state took a harder line than the base code did, and it exists for a reason. And the City of Miami requires a permit for new roofs and re-shingles. We pull it. If a quote is cheaper because neither of those is happening, that's what you're paying less for.

Rural Properties, Shops and Ag Buildings vs. Residential Metal

Ottawa County isn't one place, and the roofing follows the ground.
