The town is getting smaller, not larger: 374 residents in 2010, 290 in 2020, a drop of about 22 percent. Nobody is platting new subdivisions on 0.19 square miles. So practically every roof in North Miami is an existing roof that is one more storm season older than it was last year, and the real question here is almost always repair or replace.

Oklahoma amended the residential code's re-roofing rule, R908.3.1.1, to require tear-off instead of laying new shingles over the old ones in defined conditions. If a bid proposes going over your existing roof, ask which condition allows it and get the answer in writing. Permitting runs town by town up here, so we confirm what your address requires before work starts rather than guessing.
